While many luxury residential buildings in Los Angeles are organized around stacked flats, The Harland West Hollywood was conceived differently — as a boutique residential community shaped primarily by townhome living.
Positioned along the quieter, tree-lined streets of Harland and Keith Avenues, the Townhomes introduce a residential scale and neighborhood connection rarely found in condominium living. These residences are organized as Garden and Terrace Townhomes and are known within the building as the Harland Houses and the Keith Houses, each reflecting subtle variations in elevation, layout, and street relationships.
Together, they create a living experience that blends the privacy of a home with the ease and access to amenities of a full-service boutique building.
Inspired by a Legacy of California Modernism
The architectural DNA of The Harland Townhomes traces directly to the Case Study House program, one of the most influential residential design experiments in American architecture.
Among these homes, Case Study House No. 25 — the Frank House — served as a foundational inspiration. Completed in 1962 on a narrow canal site in Long Beach, the home revealed its spatial drama gradually, transitioning from a modest exterior into soaring volumes, courtyard connections, and carefully orchestrated natural light.
The Harland Townhomes reinterpret these principles for contemporary urban living. Rather than replicating historical forms, the design draws from the Case Study philosophy of openness, layered privacy, and seamless indoor-outdoor transitions.
Full-height glass walls, vertically scaled great rooms, and private outdoor living spaces continue this architectural lineage while adapting it to a boutique multifamily environment.

Private Entries and Vertical Living
Each Townhome features its own private street-level entry, creating an arrival experience more often associated with single-family residences than urban luxury buildings.
Inside, the homes unfold vertically, anchored by double-height great rooms framed by expansive glazing that draws daylight deep into the interior. Loft-style overlooks, sculptural staircases, and treetop or garden connections reinforce the spatial drama that defines the residences.

Garden Townhomes are designed as intimate, retreat-like residences centered around private open-air courtyards.
A street-level entry leads into the home, transitioning to living and dining spaces that open directly to two garden courtyards. These outdoor rooms extend interior living environments while providing privacy and separation from surrounding urban activity.
The Garden Townhomes emphasize grounded, sanctuary-oriented living, with landscape and architecture closely intertwined.

Terrace Townhomes
Terrace Townhomes offer an elevated living experience with expansive rooftop terraces that frame city and hillside views.
Accessed from street level before ascending into the residence, these homes culminate in rooftop environments designed for entertaining and gathering. Shaded pergolas, integrated planters, wood decking, and outdoor kitchens transform these rooftops into fully realized outdoor living spaces.
Harland Houses and Keith Houses
The Townhomes are arranged across the site in two primary groupings, which strengthen the building’s relationship with the surrounding neighborhood.
Residences along Harland Avenue establish a strong presence on the street, while homes along Keith Avenue reinforce the community’s intimate walk-up character. Many homes maintain dual connections to both the surrounding streetscape and the building’s landscaped central courtyard.

The Townhomes represent a close collaboration between OFFICEUNTITLED and Marmol Radziner, combining architectural clarity with refined interior craftsmanship.
OFFICEUNTITLED shaped the building through sculptural volumes, bronze-toned metal screening, and deep balconies designed to filter sunlight and enhance privacy. Marmol Radziner introduced a restrained interior palette centered around natural materials including light oak, walnut, honed marble, and custom glass and steel detailing.
Poliform kitchens, integrated Miele appliances, and carefully composed primary baths balance functionality with architectural refinement.
